Do & Don't's before you rent out your new accommodation: Part 2

A practical guide on Know-how & other due diligence before renting out the property. Include paper work, verification, travel time and neighbourhood advise.



Practical know how list and renting process in India and Delhi in general:


1. Make sure you understand the property offering completely before renting. Ask questions, ask again, if something or part of the deal you don't understand.


2. In Delhi when you rent accommodation, you will ask to pay your first-month rental in advance also besides the one month equivalent of the monthly rental as a refundable security deposit. That sum up to a total of two months rental in advance, before you move into your new accommodation (applicable for unfurnished or semi-furnished accommodation). For furnished accommodation in Delhi, you have to pay your first first-month rental in advance also besides the two month equivalent of the monthly rental as a refundable security deposit before you move into the accommodation.

3. Rent agreement essentials: Sometimes, your Landlord may give you rent agreement before you move in or 2-3 days after you move in, whatever is the case, it's better you take rent agreement in advance. Please remember that the rent agreement mentions any amount paid as advance to book the accommodation or any partial payment against monthly rental and total refundable security deposit, in case you back out you then you will not get booking amount. Your rent agreement must include your per month rent, refundable security deposit, due date of rent, what other things include in rent i.e. electricity and water charges or not etc, fine on late payment, damage etc. advance notice period for vacating the property, in such case, rent agreement mention time period you need to notify your landlord before vacating the property, mode of payment of your refundable security deposit any deductions if applicable etc. In general Delhi, practice is one month notice period and local resident adjust the refundable security deposit is next month rental instead of taking it back.The rent agreement is generally made for 11 months, it cost maximum of 500 INR. In case, agreement is more than 11 months than it has to necessary registered with Sub District Magistrate office and state Stamp duty need to be paid by either you or your landlord.
4. Electricity is free up to 200 units in Delhi and further charge as per unit consumption (information image as per news article economic times)

4. Police verification and form C is mandatory.

Its mandatory in Delhi, as well through out India that the landlord has to mandatory verify their tenant from nearest police station. This is done by simply filing up the form, two passport size photograph and your passport copy. You don't need to go anywhere or do anything. Just fill in the form and handover to your Landlord.


Form C will be applicable if you living with co-living brand like our partners. Form C is generally fill up by the foreigner staying in hotel, guest house, bed and breakfast and motel etc facilities. There is no charges or tourist taxes for such accommodation.


5. Make sure you ask small things from your landlord.

Ask your landlord if they follow any night curfew policy, can your male or female friends come inside your house. Especially, make it clear if you expect a guest of the opposite gender visit you frequently. Generally, these restriction policy doesn't apply to International residents, when it comes to the International community landlord don't follow night curfew or any restriction of any kind. But sometimes we have observe within community that landlord start complaining or may start putting restriction later on. It may happen because you are organising frequent house party and playing loud music all the time etc. Please make sure that you talk about all these things before taking possession or renting the property. Good for both landlord and tenant to stay in peace.


Do some research before you move in to your new house.

Look around, find out more about your new neighbourhood surroundings. Ask your friend or community about the area you planing to move in, find out about how safe is neighbourhood at late night, how long market open for, 24x& stores, near by hospital, nearest convenient store, metro station distance, banking centre, internet connections , drinking water supply etc just to make your life easy for future.
