Housing Guide for Gurgaon: Part 4.

Gurgaon is one of new and corporate city of state of Haryana, lies in close proximity to the south-west of new Delhi is fondly unofficially called Gurgaon. Gurgaon development started way back from maruti udyog car manufacturing plant and then later join by MNC companies like Samsung, Honda etc. In very short span of time Gurgaon becomes hub for corporate sectors because of tax heaven policy. Gurgaon is hub of Japanese and South Korean companies and IT hub. Gurgaon has one of most advance housing complex and restaurant and bar. Gurgaon also has its famous cyber city and many beer breweries. The bar open Until late as late as 3 am to 4 am in the morning.


“Gurgaon is the city of millennial, malls, fine dining restaurant, luxury housing complex, high end restaurants and home for many multinational companies like Nestle, Standard chartered bank, Citibank, Sap, Ericsson and many more MNC.

Gurgaon is hub to some of the best residences, commercial spaces, malls and marketplaces. Over the years a stage has reached with some very posh residential areas in Gurgaon. namely:


DLF Phases 1 to 5: Counted among the posh areas of Gurgaon, this place is surrounded by a lot of shopping malls, multiplex, international schools, and colleges. Only 14 kms away from IGI airport and nearby DLF Golf Club, this place has every facility which you can dream of. There are many reputed schools in the neighbourhood including the Lancers International School, Tagore International School, Sherwood Convent Senior Secondary School, Excelsior American School and Delhi Public School. Some of the top hospitals in the area include Max hospital, Prabhat hospital, Veekay hospital, St. Stephens’s hospital. Several prominent places are in proximity to the project including Guru Dronacharya, IFFCO Chowk, MG Road, Sikandarpur Rapid Metro and Arjangarh. The average rental of 2BHk is 35000 and 3BHk 65000 INR p.m.


Commercial hubs as the JMD Regent Square and DLF Square are thronging with corporates. Some of the schools it houses include American Montessori School, Delhi Public School and Sherwood Convent School.


Plush condominiums here are Beverly Park 2, Heritage City, Oakwood Estate, The Villas and Belvedere Park. The Beverly park 3BHK rental would be approx 65000-70000 p.m, Heritage City rental starts with 40000 for 2BHK & 55000 for 3BHK, Oakwood Estate rental starts with 52000 for 3BHK & 75000 -80000 for 4BHK


Ambience Islands: One of the most plush condominium localities in Gurgaon, The Ambience Islands is located right behind the Ambience Mall, Gurgaon a premium integrated township of about 135 acres, is situated in Gurgaon at Delhi-Haryana Border on the Delhi-Jaipur Expressway of NH 8, alongside the vast Rajokri Greens.All condominiums having a view of 9-hole golf greens and vast Rajokri greens. Price for 3BHK is 65000 INR p.m.


The Caitriona and  Lagoon apartments are probably one of the most posh in terms of built, facilities, accessibility and  definitely luxury! It’s close proximity to the Ambience Mall, make them the most expensive too. The facilities include a 9 hole Golf Course right in the midst, a reception and waiting lounge in every tower, ready to ‘move and live- in’ apartments with international best features, centrally air-conditioned condominiums, high-end Home appliances, 3-tier international standard security with CCTV and video door phones and club facility featuring party room, swimming pool and gymnasium. The average rental for 5BHK is 2,00,000 INR p.m.


National Media Centre: On Nh-8 Just between Ambience Island & DLF Phase 3, it’s a small community thats has a lot of low rise Villas and hosts an elite community of people who love staying at this very strategically located Venue.The average rental for 3BHK is 45,000 INR p.m and above for 4 to 6 BHK.


Unitech World Spa, with only 2 apartments on each floor and size of the apartments varying from 3600 sq.ft to as large as 10000 sq.ft Duplex Penthouses, Unitech World Spa located at Sector 30 (behind Star Mall) is an idle location for people who wanted to have quality living but also not compromising on the size of their apartments.The average rental for 4BHK is 90,000 INR p.m.


Golf Course Road is one of the most sought after localities of Gurgaon. The stretch begins from Bristol Chowk up til Sector 55-56. Golf Course Road, also known as GCR, is considered to be an ideal investment spot in Gurgaon. Considered a high-end locality, the residential micro-markets of GCR and Golf Course Road Extension have around 20 schools existing within 3 km of the area. One of the prominent schools nearby is Delhi Public School. There are a large number of apartments in this area, making it the predominant housing option available here. It is located at a central location in relation to the vital hubs of the city such as MG Road. All the well-known office hubs of Golf Course Road are right here, and cyber city is just a 15 minutes drive through the newly built underpasses. Most of the well-known schools of Gurgaon are in proximity.The average rental for 4BHK is 60,000 INR to 2,00,000 INR p.m.


Dotted with the plushest high rises in the city, namely Magnolias, Aralias, Camellias, Belaire, Exotica and Park view, The most sought after Golf Club, commercial hubs, DT Mega Mall, South Point Mall, Central Plaza Mall, corporate bigwigs as Genpact, One Horizon Centre, Coca Cola, American Express and housing the most high end food hub…Two Horizon Centre, Golf Course Road is hot in terms of high end living, nothing comes cheap here.


Golf Course Extension Road is one of the most seeked after locations in Gurgaon. It is considered as one of the most dynamic and niche property market. Moreover, this Gurgaon location is also known as Southern Periphery Road. It is a six lane road originating from Hotel Bristol Chowk, MG Road up to Sector 55-56. Furthermore, it runs besides sectors like 61,62,65,66, 67 and others. Golf Course Extension Road starts from Sector 55 and links up to Sector 66, finally reaching Sohna Road. New sectors along this stretch include Sector 61, 62, 65, 66 and 67 while old sectors comprise Sector 55, 56, 57, 49 and 50. This locality is connected to the National Highway 8 (also connecting Rajiv Chowk) which is a big growth driver for the real estate market in the area. The Indira Gandhi International airport is just half an hour’s drive away from the location. Besides, the Gurgaon-Faridabad Road and DMIC (Delhi Mumbai Industrial Corridor) are easily accessible from here. Services of the Rapid Metro Phase II, which was launched last month, has improved connectivity to Gurgaon and has brought major relief to commuters. The metro route runs along the entire Golf Course Extension Road.


Presently, Golf Course Extension Road is home to some of the most known residential complexes and societies of Gurgaon. Some include M3M, Ansal Versalia Avante, AWHO Devinder Vihar, Rail Vihar, Hewo apartments, Park View apartment, and DLF Richmond Park. At this time, rent of apartments in Golf Course Extension Road varies from INR 60,000 for 3BHK and 90,000 INR for 4BHK per month.


Sector 42 is an established residential pocket in Gurgaon. The area’s popularity has increased mainly due to its proximity to the Golf Course Road that links the neighbourhood with bustling commercial hubs like Cyber City and Suncity business park. There are high-rise residential structures enclosed in a gated complex, which have been developed by leading builders like DLF group. Among a host of social amenities surrounding the locality, Gurgaon’s famous Ambience Mall is also in the vicinity - just 11 kilometres away. An upcoming metro link is expected to boost the connectivity in the future. The average rental for 3 & 4 BHK is 55,000 INR to 3,50,000 INR p.m.


Sector 45, If you are working in Cyber Park or Sector 44, then this place is perfect for you to live in. This place is within a 2 km radius of Sushant Shopping Arcade, Baani Square, and Star Mall. When it comes to schools, this place is surrounded by Delhi Public School, St. Angels Senior Secondary School and Euro Group of Schools. Also, leading firms like Reckitt Benckiser, Evalueserve, Fidelity are also nearby to this place.The average rental for 3BHK is 35,000 INR to 50,000 INR p.m.


MG Road on one hand, this place is packed with a number of shopping malls and on the other hand this place is full of residential apartments also. The MG Road is also has many residential apartments, commercial complexes, market places and malls. As a matter of fact some of the most posh residential areas in Gurgaon are part of MG Road. Some societies include, Beverly Park 1 & 2, Unitech Heritage City, Essel Towers and Emaar MGF the vilas. Price of rental apartments in MG Road, Gurgaon varies from INR 6500 to 1.5 lakhs per month. Presently, builder floors, 1 to 5 BHK apartments and studios are available within this range on MG Road, Gurgaon.The average rental for 3BHK is 40,000 INR to 65,000 INR p.m.


Dwarka Expressway (Northern Peripheral Road, NPR): Prices per square foot start from Rs. 6,000/-. The 18 kilo meter long alternate connectivity between Gurgaon and Delhi (Dwarka) will not only ease movement of traffic on national highway 8 but also play host to a large urban agglomeration all along this route. The NPR extends from sectors 82 to 115 all of them under development currently. There are firms such as Godrej, Sobha, Tata, Raheja, amongst others active here.The average rental for 3BHK is 20,000 INR to 35,000 INR p.m.


Sohna Road, Gurgaon is also considered among the posh residential areas in Gurgaon. Primarily, the reason would be the existence of 33 projects with 12 under developed projects and 21 ready to move projects. By and large, Sohna Road is in the vicinity of two major highways, namely, NH 8 and Gurgaon-Manesar-Palwal expressway (KMP). Sohna Road, Gurgaon is also home to some of the residential projects in Gurgaon. These include Tulip White, Aranya’s, The Villas, South City 2, Nirvana Country 2,CHD Avenue 71 and Park View Spa. From 1RK, 1,2,3,4 up to 10 BHK apartments have rental cost between INR 5,000 to 4,00,000 INRper month on Sohna Road, Gurgaon. The average rental for 3BHK is 35,000 INR to 43,000 INR p.m.


Sushant Lok 1 and 2: If your bank balance is in 8 digits or more and you want to buy an apartment for you, then Sushant Lok 1 and 2 is the best option for you. Full of costly apartments and surrounded by renowned restaurants and malls, this locality is full of all the facilities you can ever need.This place is only 14 km away from the IGI airport and transport connectivity is also great. So, if you want to lead a luxurious life, then this place will suit you best. The average rental for 3BHK is 35,000 INR and for 4BHK 70,000 INR p.m.


Sector 23 is a good option for employees working in Udhyog Vihar. Surrounded by companies like Accenture, EY, Intertek Testing Services India Pvt. Ltd., Hyper Quality India Pvt. Ltd., and much more, you can have a lot of options to kick start your career and at the same time live nearby your office.The average rental for 3BHK is 25,000 INR to 35,000 INR p.m.


Sector 24 inked via National Highway 48, Sector 24 is situated 9.5 kilometres to the south of the Indira Gandhi International Airport. Offices of several multinational companies like American Express and the DLF Cyber City are located within five kilometres from the region. It is a well-planned locality with plenty of shops for daily convenience and social amenities like super speciality hospitals, play schools, banks and restaurants. Sector 24 is defined by modern gated complexes with parks and wide roads. Houses in the locality have an average capital value of Rs 22,000 per Sq.ft. The residential offerings include standard 2 and 3BHK homes sized between 1,500 Sq.ft and 2,500 Sq.ft as well as luxury 4 and 5BHK apartments, sized between 3,000 Sq.ft and 5,000 Sq.ft. The average rent can start for 15000 for studio apartments and then 5 or 6BHK for 2,20,000 INR p.m.


DLF Gurgaon: The DLF builders have spread their wings on vast area of India. At this stage, the DLF has divided its localities in Gurgaon into various phases and block. Primarily, there are 5 phases in DLF Gurgaon, namely Phase 1,2,3,4 & 5. Similarly, there are blocks in alphabetical order A to Z in various phases of DLF. Above all, DLF also has various residential apartment societies, offices and shopping and event places in Gurgaon. Some developments include, Oakwood Estate, Pinnacle, Summit, Princeton Estate,Wellington Estate. Atria, RWA, Square Building, CyberHub and Infra Office. The estimated price of apartments on rent in DLF Gurgaon varies between INR 9364 to 8,60,000 lNR per month.


Sector 54 with an upcoming Metro link, Sector 54 is fast-developing as a desired residential hub in Gurgaon. With good road and rail connectivity, the area is also flanked by social infrastructural facilities encompassing prestigious schools, hospitals and shopping complexes. In the vicinity, there are many office buildings housing leading companies like Genpact, Convergys, Oracle India Pvt. Ltd., HCL Technologies Ltd. and Maruti Suzuki India Ltd.


The standard 2 and 3BHK residences sized between 1,800 sqft and 3,000 sqft; as well as sprawling apartments and villas of 4 and 5BHK layouts sized between 2,500 sqft and 6,000 sqft. The prices vary between Rs 55000 INR p.m. to 1,00,000 INR p.m.


Sector 58 towards south of the above localities, sector 58 is an upmarket locality near Golf Course Extension Road with many township projects. Sector 58 is a suitable place for professionals working nearby, as the International Tech Park and Ireo Business Park, IT SEZ is a short distance away. The locality is dotted with as many as 82 schools, 41 hospitals and over 100 restaurants. The locality is a paradise for sports enthusiasts as there are some privately-owned multipurpose grounds. Residential properties in Sector 58 have an average capital value of Rs 19,800 per sqft. Luxury housing options are available in the form of roomy 2 and 3BHK homes; as well as villa-like 4, 5 and 6BHK apartments, with sizes starting from 1,300 Sq.ft. The prices vary between Rs 35000 INR p.m. to 70,000 INR p.m and onwards


Sector 59 is a preferred locality among families owing to quality social and physical infrastructure. Within a radius of five kilometres, homebuyers would find top-rated schools like Scottish High International School and Shalom Presidency School; entertainment options like Bestech Square and Hong Kong Bazaar; hospitals, shops, banks as well as some offices. Developers like Mahindra Lifespaces, Ireo and TATA Housing have launched their projects which offer luxurious homes. The prices range between Rs 70000 crore to 85000 INR.


While Gurgaon property market remains weak it is anyone’s guess that infrastructure is the back bone of real estate development. With expansion of the millennial city, these property markets may do well whenever markets find a bottom.


There are various other options if you are working in Gurgaon or planning to live here. Gurgaon is full of variety. That means whatever your lifestyle is like, Gurgaon will never disappoint you. Many times, when you search for an accommodation, you find unfurnished rooms or flats. And, buying new furniture can be very costly for you.
